There are many different reasons why an appraisal is needed.  Here in the Las Vegas valley there was no shortage of business from 2003 through 2006 as 95% of our business was for a mortgage transaction whether it was a purchase or refinance.  After the peak however, many appraisers have either quit the business all together or have had to find part time jobs to supplement their income as they never had the training, experience and/or knowledge in the wide variety of appraisal needs.
